My family have lived in or owned the house since it was built in 1898. No agents are involved in this letting, you deal direct with the owner. There are no Agents commissions or hidden fees The house at Winsham Grove is set in a quiet residential part of the Borough of Wandsworth with easy access to the Common, the tube at Clapham South, buses in Northcote Road, British Rail at Clapham Junction with high quality shopping in Northcote Road and St. John's Road that leads to Clapham Junction. Car parking is controlled between 9.30 am and 5.30 pm weekdays and Saturdays in Winsham Grove but residents parking permits can be obtained and parking spaces found for these periods.

The ground floor flat 1 is completely self contained and centrally heated. Suitable for an established couple or a single professional. It has one large sunny room facing the road, and a the bedroom with a movable partition in between these two rooms so these can be closed off. It overlooks the neat back garden exclusive to this flat

In addition there is a modern kitchen/breakfast room, a bathroom with bath and strong shower and a separate WC.Maximum occupancy is limited to two persons including children. The flat is carpeted through out the main rooms, the kitchen and bathroom.
It was completely refurbished in Sept.October 2003 and freshly decorated to a high standard. The flat contains some furniture: a table, four kitchen chairs, fridge, electric hob and oven. When moving in, the new tenants will find it as spotless as one can make it, carpets cleaned and curtains freshly washed. A telephone line is installed with three points. The line is disconnected awaiting a new tenant taking up residency. This is common practise with BT at this time. Sky TV is connected.
Rental is £250 pw which includes water rate and servicing of electrical appliances. Pay monthy by Bankers order of £1083.33 The tenant is responsible for the Community charge which is currently £681 pa (and this is the lowest in London), the gas, electricity and telephone bills.
I need two references, one from your employer or ex landlord for character and a second one from your bank as to your financial status. The latter can take some time to obtain and usually banks charge a small fee for providing this. You have to give your consent before they will act.
There is a short hold tenancy agreement for 364 days and a deposit of £1100 is required. This deposit will be invested in a high interest account to accrue interest in favour of the tenant. Your deposit will also be protected by insurance as laid down by the Housing Act 2004. Cost to the tenant for preparing the inventory and Lease is £30 (i.e. 50% of total) for a full term tenancy. These charges will be levied at the end of your tenancy to reduce the amount you have to pay now. The tenancy is for as long as the tenant wishes to stay with one month's notice on either side. The rent will stay the same for two years. All being well it is very unlikely that I will give you notice. Occupation is available from mid May 2007 and the flat will be spotless.
Upstairs flat 2 The upper self contained flat is at present occupied. The main front door and hallway is common to both flats This has never caused any problems. I have lived in the main house with my family of three children and can vouch for this. It works.
